| MUSTERHUB | Small-Bay Flex & Garage Condo November 3, 2026 |
| Consumer sentiment printed 48.1 in September, down 6.96% from 51.7, and durable goods spending fell to $2,422.5B while total vehicle sales dropped 3.55% to 16.378M. That is the toy-buying engine cooling. But garage condo demand is not a flow business, it is a stock business. The RVs, boats and collector cars already sold in 2021 through 2025 still need 20 ft of clear height and a 14x14 door somewhere other than a driveway an HOA polices. Weak new-unit sales pressure the marginal buyer. They do not evict the existing parked fleet. |

| THE ASSET |
Total construction spending printed $2,186,145M in September, down 1.85% from $2,227,374M. Housing starts fell 5.2% to 1.221M and permits slipped to 1.398M. New vertical supply is getting harder to pencil across the board, and that includes 490 to 1,080 sq ft garage suites. The flip side: industrial production rose 0.66% to 103.95, the only production-side number in the set that moved up. Small-bay users building, fabricating and storing business inventory are still working.
The adjacent comps tell you where institutional money sits. JLL placed a $20M construction loan on a Fort Lauderdale self-storage development in October. BREIT lined up $1.7B of CMBS against a 19M SF industrial portfolio in September. Blackstone's UK industrial CMBS swelled to £1B. Big industrial and storage still clear credit. What is unknown here is national garage condo absorption or price per foot, because no index publishes it. Anyone quoting one is estimating.
| NEUTRAL | Supply pipeline tightening, industrial output up, but no public garage condo pricing index exists. |
| THE DEMAND |
Consumer sentiment at 48.1 is the loudest number in this brief. Down from 51.7, a 6.96% drop. Real disposable income fell to $18,366.1B, unemployment ticked to 4.2% from 4.1%, and total vehicle sales dropped to 16.378M units from 16.98M. Durable goods spending at $2,422.5B is off 0.56%. A buyer stretching for a new fifth wheel in this print is rarer than a year ago.
The dealer channel is reorganizing rather than retreating. Camping World reported Q3 2026 results on November 3 and framed the quarter as positioning work. Unlimited RV named a partner and is explicitly targeting 2027 growth. RVDA's Convention/Expo runs November 9 through 13 at Paris Las Vegas. Trade Only flagged seasonal transition in boat sales in October. None of this tells you the garage suite buyer is gone. It tells you the new-unit cycle is mid-correction while the installed base of RVs, boats and collector cars already bought still needs covered, secure, owned space.
| NEUTRAL | Sentiment and vehicle sales down sharply; installed-base storage need unaffected by new-unit softness. |
| THE CAPITAL |
The 10Y printed 4.94% on October 30, down 4bps from 4.98%. SOFR held flat at 3.95%. The 10Y-2Y spread compressed to 0.32% from 0.38%, a 15.79% one-day flattening. Thirty-year mortgage fell to 7.24% from 7.32%. High yield spreads sit at 3.43%, essentially unchanged and historically tight. CRE loan delinquency at banks is 1.53%, down from 1.56%. Credit is not broken. It is expensive and selective.
What is actually clearing: Hampshire got a construction loan on a 41,000 sq ft Meadowlands industrial project through JLL. A developer landed $26M to demo a bowling alley and build. JLL posted a Q3 revenue surge on strong leasing and capital markets volume. The counterweights are real too. Blackstone Mortgage Trust reported an unexpected Q3 net loss, and Newmark posted record Q3 revenue while cutting its outlook. Small-bay sponsors should expect lender appetite for sub-$30M construction tickets but with real recourse and real equity.
| NEUTRAL | Tight HY spreads and falling delinquency offset by 4.94% ten-year and flattening curve. |
| THE TAX ANGLE |
The Federal Register published a correction on September 28, 2026 covering Information Reporting Regarding Qualified Opportunity Zones and updated QOF certification and decertification procedures. Translation for a garage condo developer: if you are running a Qualified Opportunity Fund, the paperwork around how you certify, how you report and how you can be decertified has changed. Decertification is the part people ignore. Lose QOF status and the deferral and the ten-year basis step-up go with it.
The mechanic that matters more day to day is cost segregation. A garage suite is not a single 39-year asset. Site work, paving, exterior lighting, fencing and certain electrical serving the door and lift equipment can often be reclassified into 5, 7 and 15-year lives. On an owner-user suite held in a business entity, Section 179 can also apply to qualifying improvements. The spread between 39-year straight line and a properly engineered study is where the real cash sits. This is general information, not tax advice. Get your CPA on the engineering study before you file.
| BULLISH | Depreciation mechanics unchanged and favorable; OZ rule updates add compliance clarity, not new restriction. |
| Buford, GA | Gwinnett's 2,000-acre project advanced to its next phase October 12. Rooftop and job growth upstream of garage suite demand. |
| Fort Mill, SC | Development moratorium ended October 1. A 270K SF project won approval October 7 despite opposition. Entitlement window is open. |
| Concord / Lake Norman, NC | 450 apartments and townhomes planned along a congested Lake Norman highway. Dense product with no boat or RV parking. |
| Forney, TX | No new data today in this signal set. Watch DFW east-corridor permits and county rezoning calendars. |
| Benton, KY | No new data today. Kentucky Lake recreational boating demand remains the driver; no local entitlement news in feeds. |
