The Signal

10Y 4.91% | SOFR 3.97% | Sentiment 48.1 | HY 3.40%
Consumer sentiment printed 48.1 in September, down 6.96% from 51.7, with durable goods spending off 0.56% to $2,422.5B and total vehicle sales down 3.55% to 16.378M. That is the softest demand backdrop this asset class has faced in the current cycle. But the unit buyer is not the median consumer. A 490 to 1,080 sq ft bay with 20 ft clear and a 14x14 door is bought by someone who already owns the $180K coach. Watch end-user credit quality, not headline sentiment. Underwrite slower sell-through, not broken demand.

THE ASSET

Construction spending falls while industrial output climbs

Total construction spending printed $2,186,145M in September, down $41,229M or 1.85% from the prior month. Housing starts fell 5.2% to 1,221K and permits slipped to 1,398K. That matters more to small-bay flex than most people assume. Falling vertical construction frees up concrete crews, steel erectors and metal building fabricators in exactly the Sun Belt submarkets where garage condo product gets built. Bid environments loosen when residential pulls back. Meanwhile industrial production rose 0.66% to 103.95, the only production series in the set moving up.

The institutional comp tells a different story at the top end. Brookfield announced a $5.2B REIT acquisition expanding industrial in the Midwest and Sun Belt. A 64-building, 2.7M SF industrial campus traded in Houston. Big-box industrial is clearing. What is unknown from these signals is where garage condo price per square foot sits today in Buford, Fort Mill, Concord or Forney. No pricing series in this feed covers 490 to 1,080 sq ft owner-occupied bays. Treat any per-foot number you hear as operator-reported until verified.

What it means
If you are building now, re-bid your shell package; residential softness is handing you leverage you did not have eighteen months ago.

NEUTRALCheaper construction inputs offset by zero public pricing visibility on small-bay product.
THE DEMAND

Vehicle sales down 3.55 percent, RV dealers consolidate

Total vehicle sales fell to 16.378M from 16.98M, a 3.55% drop. Real disposable income declined 0.27% to $18,366.1B. Unemployment ticked up to 4.2% from 4.1%. Camping World Holdings reported Q3 2026 results on November 3 with management language about work done to position the company for the future, which is not the phrasing of a dealer printing records. Josh Winters at Bish's RV titled his November update around whether RV makers are finally getting real. Read that as inventory discipline, not expansion.

The marine side shows consolidation rather than contraction. Whisper Marine acquired Brunswick's Heyday brand. Saxdor added three dealers. Trade Only ran a piece on seasonal transitions in boat sales. Rapidious is debuting an AI appraisal tool tracking 2,600 US and 300 Canadian RV locations at the November 9 to 13 dealer convention, which signals dealers are focused on used valuations, meaning units are staying in circulation. Units in circulation still need somewhere to park. HOA restriction data is not in this feed today, so we are not claiming a trend there.

What it means
Slower new unit sales do not shrink the installed base of RVs and boats that need covered storage, but they do stretch your lease-up and sell-out timeline.

NEUTRALInstalled base intact, new purchases decelerating, sentiment at 48.1 caps near-term velocity.
THE CAPITAL

High yield at 3.40 says credit is open

The 10-Year Treasury printed 4.91 on November 2, down three basis points from 4.94. SOFR rose to 3.97 from 3.95. The 10Y-2Y spread widened to 0.34 from 0.32. High yield spreads compressed to 3.40 from 3.43. CRE loan delinquency fell to 1.53% from 1.56%. That combination is not distress. Credit is functioning, the curve is positively sloped, and lenders are not repricing risk upward.

Dry powder is being raised. TPG and ACORE closed over $6B for CRE opportunities. Blackstone's industrial CMBS swelled to £1 billion on strong demand. BREIT lined up a $1.7B CMBS loan against a 19M SF industrial portfolio. On the adjacent storage side, JLL arranged a $20M construction loan for Fort Lauderdale self-storage and Provident closed construction financing on an 891-unit Glen Rock project. Construction lending for small-format storage product is clearing. One caution from the same pillar: Prime Group Holdings paid $20.5M in SEC penalties tied to a self-storage acquisition fund. Sponsor diligence matters as much as the asset.

What it means
Financing exists at today's levels, but with the 10Y at 4.91 your deal has to pencil on in-place economics, not on a refinance assumption.

BULLISHSpreads tightening, delinquency falling, $6B-plus in fresh CRE dry powder raised.
THE TAX ANGLE

Opportunity Zone reporting rules get a Federal Register correction

The Federal Register published a correction on September 28, 2026 to the rule on Information Reporting Regarding Qualified Opportunity Zones and Updated Qualified Opportunity Fund Certification and Decertification Procedures. The headline there is reporting and certification mechanics, not a change to the benefit. If you hold a garage condo development inside a QOF, the compliance burden around certification and decertification is being formalized. Get your fund administrator on this before year end.

The more immediately useful mechanic for an individual bay owner is cost segregation. A garage condominium is not a plain concrete box. Inside your 490 to 1,080 sq ft, a cost seg study typically breaks out items with lives shorter than 39 years: the 14x14 overhead door and its operator, dedicated electrical for lifts and compressors, HVAC or mini-split units, interior finish, mezzanine framing, and the land improvements allocable to your share of drive aisles and apron. Those shorter-life components may be eligible for accelerated treatment. If the bay is used in a trade or business, Section 179 can also come into play on qualifying equipment. This is general information, not tax advice. Run it with your CPA against your own facts.

What it means
Order the cost segregation study in the year you place the bay in service, not three years later when you are amending returns.

BULLISHComponent-rich build type rewards cost seg; OZ rule change is procedural, not substantive.
Submarket Watch
Buford, GANext phase advancing at the 2,000-acre Gwinnett County project per Urbanize Atlanta, October 12. Rooftop growth continues feeding the corridor.
Fort Mill, SCYork County eyeing $25M and 215 jobs at a vacant warehouse; development moratorium ended October 1. Industrial zoning fights active.
Concord / Lake Norman, NCDevelopers pulled 450 Lake Norman homes after opposition on a jammed road. Residential entitlement friction is real here.
Forney, TXNo Forney-specific signal today. Houston's 64-building, 2.7M SF industrial trade is the nearest Texas read.
Benton, KYNo new data today. Nothing in this feed touches Marshall County or the Kentucky Lake recreational corridor.
Week Ahead
→RV Dealers Convention/Expo, Nov 9 to 13, Paris Las Vegas. Watch dealer inventory and used-unit commentary.
→Next 30-Yr Mortgage print; last read 7.24%, down 8bps from 7.32%, a residential demand tell.
→October consumer sentiment follow-up after the 48.1 print. A second leg down changes buyer underwriting.
