| MUSTERHUB | Small-Bay Flex & Garage Condo November 5, 2026 |
| Consumer sentiment printed 48.1 in September, down 6.96% from 51.7, while total vehicle sales fell to 16.378M and durable goods spending slipped to $2,422.5B. That trio is the discretionary toy cycle cooling. Garage condo demand is not driven by storage scarcity alone, it is driven by what people buy and then cannot park at home. Softer units sold today means a thinner 2027 pipeline of new RV, boat and powersports owners. The offset is durable: HOA parking bans and the installed base already on the road. Underwrite absorption slower, not smaller. |
10-Yr UST 4.95 ↑0.04 | SOFR 3.94 ↓0.03 | 30-Yr Mtg 7.24 ↓0.08 |

| THE ASSET |
Construction spending fell to $2.186T in September from $2.227T, down 1.85%, and housing starts dropped 5.2% to 1.221M with permits at 1,398K. Fewer shovels nationally means fewer competing small-bay projects breaking ground in 2027. For an existing 490 to 1,080 sq ft suite with 20 ft clear and a 14x14 door, that is a supply moat you did not pay for. Industrial production rose 0.66% to 103.95, so the tenant-side economy under small business users is still expanding.
The comp set is telling you where institutional money sits. BREIT lined up a $1.7B CMBS loan against 19M SF of industrial. Blackstone's industrial CMBS in the UK swelled to £1B on demand. Industrial CMBS issuance is gaining share with SASB deals leading. Self-storage remains adjacent, not identical: JLL closed a $20M construction loan in Fort Lauderdale and Provident financed an 891-unit Glen Rock project. Those are rent-roll assets. Garage condos sell the box.
| BULLISH | Construction spending down 1.85%, starts down 5.2%, industrial credit wide open, supply moat widening. |
| THE DEMAND |
Consumer sentiment at 48.1 is the number to sit with. Real disposable income fell to $18,366.1B, unemployment ticked to 4.2% from 4.1%, and total vehicle sales dropped 3.55% to 16.378M. Durable goods spending is off 0.56%. People are still buying, just slower, and the big-ticket discretionary purchase is where hesitation shows first.
The product side has not stopped. LCI Industries reported Q3 progress on adjacent industry and aftermarket growth with operating margin expansion. Grand Design launched the Momentum MAV fifth-wheel toy hauler line. Rockford Fosgate entered purpose-built RV speakers at SEMA. Whisper Marine acquired Brunswick's Heyday, Saxdor added three dealers. Aftermarket strength and new toy hauler SKUs mean the existing fleet is being kept and upgraded, not dumped. NPA's November pre-owned RV report calls normal seasonal slowing, not distress. That installed fleet still needs a 14 ft door and 20 ft of clear height somewhere other than a driveway an HOA polices.
| NEUTRAL | Sentiment 48.1 and vehicle sales down 3.55%, offset by aftermarket strength and growing installed fleet. |
| THE CAPITAL |
The 10-year printed 4.95% on November 3, up from 4.91%. The 10Y-2Y spread compressed to 0.32 from 0.34. SOFR eased to 3.94%, and the 30-year mortgage fell to 7.24% from 7.32%. High yield spreads tightened to 3.32% from 3.40%. Read that together: the long end is stubborn, the short end is easing, and risk appetite is firm. Floating-rate construction paper priced off SOFR is cheaper than it was. Permanent takeout priced off the 10-year is not.
CRE loan delinquency sits at 1.53%, down from 1.56%. That is not a stressed banking system. TPG and ACORE raised over $6B for CRE opportunities. Capital exists and wants product. What is actually clearing is industrial and industrial-adjacent credit, per BREIT's $1.7B and Blackstone's £1B. Also note Prime Group Holdings paid $20.5M in SEC penalties tied to a self-storage acquisition fund. Diligence the sponsor, not just the dirt.
| NEUTRAL | SOFR and HY spreads easing, but 10Y at 4.95% keeps exit cap math tight. |
| THE TAX ANGLE |
The Federal Register published a correction on September 28, 2026 to Information Reporting Regarding Qualified Opportunity Zones and Updated Qualified Opportunity Fund Certification and Decertification Procedures. Plain language: the IRS is formalizing how a QOF proves it is still a QOF and how it loses that status. If you are holding a garage condo development inside a QOF structure, the reporting burden and the decertification risk just got more explicit. Check whether your site sits in a designated zone before you build a thesis on it.
Separately, the mechanic most garage condo buyers underuse is cost segregation. A 490 to 1,080 sq ft suite is not one 39-year asset. The 14x14 overhead door, door operators, dedicated electrical, site paving, lighting and drainage can often be reclassified into 5, 7 and 15-year lives. That pulls depreciation forward into the years you are paying debt service. A business owner using the suite for inventory may also look at Section 179 on equipment inside it.
This is general information, not tax advice. Run it with your CPA.
| NEUTRAL | QOF reporting tightening adds friction; cost seg mechanics remain intact and underused by owners. |
| Buford, GA | Next phase moved forward at the 2,000-acre Gwinnett County project; Gwinnett schools also published a redistricting plan. Rooftops keep coming. |
| Fort Mill, SC | Development moratorium ended October 1. York County Council weighing $25M, 215-job reuse of a vacant Fort Mill warehouse. |
| Concord / Lake Norman, NC | Developers nixed 450 Lake Norman homes on a jammed road after opposition. Entitlement risk is real here. |
| Forney, TX | No Forney-specific signal today. Texas flipping blue puts the data center boom on notice statewide, worth watching for land competition. |
| Benton, KY | No new Benton data in today's feed. Regional read only: industrial production up 0.66% to 103.95. |
