The Signal

10Y 4.97 | SOFR 3.64 | Mortgage 6.76 | Sentiment 55.2

Consumer sentiment jumped 11.5% to 55.2 in July even as durable goods spending fell 1.0% to $2,380.1B. Sentiment doesn't buy RVs, purchases do. Vehicle sales rose 2.6% to 17.19M units and Hershey's 57th annual RV show opened today, General RV debuting 400+ 2027 units. Meanwhile financing tightened: 10Y at 4.97%, 30-yr mortgage 6.76%, both up week over week. Demand headlines and capital costs are pulling in opposite directions right now.

THE ASSET

Permits Up, Starts Down, No Garage Condo Comps

Building permits rose 4.29% to 1,433K in July even as housing starts fell 12.44% to 1,239K and total construction spending slipped 0.47% to $2.158T. That divergence means builders are banking approvals but delaying groundbreaks, relevant for garage condo developers timing site work against materials costs. Industrial production ticked up 0.2% to 102.99, a mild tailwind for small-bay flex tenants running light manufacturing or inventory operations out of their units.

Self-storage debt closed this week gives a cost-of-capital reference: Basis Industrial secured $20.5M for a Surprise, AZ self-storage build and $24M for one in Wayne, NJ. A Miami-Dade flex project broke ground on an $18M loan; Hesperia, CA industrial pulled $33.8M. None of these are garage condo product, and no signal today prints per-unit pricing, cap rates, or absorption for 490-1,080 sq ft condo bays specifically.

NEUTRALPermits up, starts down, no direct garage condo pricing or absorption data published.
THE DEMAND

Hershey Show Opens, Durable Goods Spending Still Falling

America's Largest RV Show opened in Hershey today, its 57th year. General RV is showing 400+ trailers and motorhomes; Thor Motor Coach, Ember RV, Grech RV and Freightliner's FCCC all rolled 2027 Class A, B and Super-C product. New units drive immediate storage need since most HOAs and municipal codes bar a 2027 Class A from a driveway. Total vehicle sales rose 2.58% to 17.19M annualized in August, and consumer sentiment jumped 11.52% to 55.2 from 49.5.

But durable goods spending, the line that actually contains RV, boat and powersports purchases, fell 1.02% to $2,380.1B in July. Sentiment is a leading indicator, not a receipt. Marine trade coverage (NMTA marina and boatyard conference, Trade Only's Spring 2026 boat market read) shows the industry is active, but no unit-shipment figure hit the wire today. Watch whether Hershey order volume and August vehicle sales strength convert into a durable goods rebound next quarter.

BULLISHHershey show and vehicle sales +2.6% outweigh a 1.0% durable goods spending dip.
THE CAPITAL

Rates Rise Across The Curve, Credit Quality Holds

Cost of capital moved against borrowers this week: 10Y at 4.97%, SOFR at 3.64%, 30-yr mortgage at 6.76%, high-yield spread at 2.76%, all up from prior prints. That tightens spec construction math for garage condo sponsors, who typically use short-duration debt priced off SOFR. CRE loan delinquency fell to 1.53% from 1.56%, so credit quality is holding even as pricing worsens for new originations.

Capital is still moving into industrial-adjacent product. Canadian investors put $9B into US CRE this week per Bisnow, a California buyer paid $86.5M for an Amazon warehouse, and GTIS Partners rebranded as Brightshore Capital to launch a $250M debt platform. Basis Industrial closed two self-storage construction loans, $20.5M in Surprise, AZ and $24M in Wayne, NJ, proof debt clears for storage-adjacent boxes at that check size. No signal today names garage condominiums directly; sponsors are pricing off these adjacent industrial and storage comps.

NEUTRALRates rose across the curve but delinquency fell and adjacent debt still clears.
THE TAX ANGLE

Cost Segregation And New QOZ Reporting Rules

A garage condo unit is nonresidential real property, generally depreciated straight-line over 39 years under MACRS. A cost segregation study can pull site work, specialty electrical for 14x14 doors, and concrete apron improvements into 5, 7, or 15-year buckets, accelerating deductions in the early hold years. The economics favor a sponsor holding a full building of 40-80 units over a single owner-occupant, since segregation providers typically need a minimum project cost before the study fee pencils.

The IRS proposed rule published September 11, 2026 tightens information reporting for Qualified Opportunity Funds, adding new filing requirements on disposition and updated certification and decertification procedures. Any garage condo project capitalized through a QOF should track this now, ahead of final regs. A separate August 20 proposed rule under Section 250(b)(3)(A)(i)(VII) touches how domestic corporations treat gain from property dispositions, relevant mainly to corporate sponsors. This is general information, not tax advice; confirm depreciation or OZ structuring with a CPA before filing.

NEUTRALBoth cited rules are proposed, not final, and carry no confirmed benefit change yet.
