| STILLINGER CAPITAL | Small-Bay Flex & Garage Condo September 22, 2026 |
| The 10-year printed 5.01% on September 18, up seven basis points, with the 2s10s curve compressed to 0.20 and the 30-year mortgage at 6.95%. That combination matters more to garage condo sponsors than to almost any other flex format, because the end buyer of a 490 to 1,080 sq ft suite is often financing personally or through a small business entity, not a REIT balance sheet. Rate sensitivity sits on the retail side of the sale, not the wholesale side. Watch conversion time from reservation to closing, not traffic counts. |

| THE ASSET |
Total construction spending printed $2.158 trillion in July, down $10.1B from $2.168 trillion the prior month, a 0.47% decline. Housing starts fell to 1.275 million in August from 1.309 million, a 2.6% drop. Industrial production was effectively flat at 103.07. For a product type built out of tilt-up or pre-engineered metal with 20 ft clear and 14x14 doors, softening general construction volume is a mixed print: it eases subcontractor pricing pressure, but it also signals fewer new rooftops feeding the HOA-restricted household base that drives suite absorption.
The adjacent comp is not encouraging or discouraging. SmartStop Self Storage (NYSE: SMA) got a JPMorgan price target raise to $34.00 on September 22, which tells you institutional capital still likes storage-adjacent cash flow. It does not tell you what a garage condo suite trades for. Boston industrial tenants are pausing on long-term deals per Bisnow on September 18, citing global volatility. Small-bay ownership sidesteps that lease-term risk entirely, because the user owns the box.
| NEUTRAL | Construction spending and starts both down; supply discipline helps, demand feed softens equally |
| THE DEMAND |
Total vehicle sales hit 17.19 million SAAR in August, up from 16.757 million, a 2.58% gain. Consumer sentiment jumped to 55.2 from 49.5, an 11.5% move. Unemployment held flat at 4.1%. Those three prints are the direct feedstock for garage condo demand: people buying vehicles, feeling better, and still employed. Against that, durable goods spending fell to $2,380.1B in July from $2,404.7B, down 1.02%, and THOR Industries reported fiscal 2026 results on September 22 citing headwinds it did not anticipate at the start of the year.
So the picture is split. New RV wholesale is under pressure, but the installed base of existing RVs, boats and collector cars does not shrink when THOR has a bad year. Storage demand tracks the parc, not the shipment. Campground operators told RV Business on September 22 they expect fall bookings on par with last year even as booking windows shorten. Usage is holding. Verified HOA restriction counts across Buford, Fort Mill and Lake Norman are not in today's signals.
| NEUTRAL | Vehicle sales and sentiment up, but THOR headwinds and durable goods down 1.02% |
| THE CAPITAL |
SOFR held flat at 3.85%. High yield spreads tightened to 2.68% from 2.70%. CRE loan delinquency at commercial banks fell to 1.53% from 1.56%. That is a credit market that is not stressed. The problem is the long end: the 10-year at 5.01% with a 10Y-2Y spread of only 0.20 means term debt is expensive and the curve is giving you almost nothing for duration. Construction debt priced off SOFR is the cheaper leg right now.
Institutional money is still moving. CalSTRS added $5B in commercial real estate commitments per Bisnow on September 17. Brookfield told investors it targets doubling fee-bearing capital by 2031. Truelink Capital closed on JT Thorpe Group. None of that capital is chasing 490 sq ft garage suites directly, which is exactly the point. The buyer pool for a finished suite is local, self-directed and often paying cash or using SBA-adjacent structures. That insulates the sell-out from institutional bid swings but exposes it to the 6.95% mortgage rate environment shaping household liquidity.
| NEUTRAL | Credit healthy, delinquency falling, but 5.01% long end pressures end-buyer affordability |
| THE TAX ANGLE |
Treasury published proposed regulations on September 11 covering information reporting for qualified opportunity funds, including new requirements for QOFs to file information returns with the IRS and furnish statements to investors who dispose of their interests, plus updated certification and decertification procedures. If any of your garage condo development sites sit inside a designated zone, the compliance burden on the fund side is going up, not down. Read the actual document before assuming your existing structure clears.
The more common mechanic for a single suite owner is cost segregation. A garage condominium is not one asset. Site work, paving, fencing, security systems, specialty lighting and certain electrical serving equipment can often be reclassified into 5, 7 and 15 year lives instead of the 39 year commercial default. That reclassification is what makes bonus depreciation meaningful. Kiplinger made the broader point on September 21 that after-tax return is the metric most investors skip. Exact current bonus percentages are not in today's signals. This is general information, not tax advice. Talk to your CPA.
| BULLISH | Cost seg mechanics intact; new QOZ reporting rules add clarity, not restriction |
| Buford, GA | Gas and retail proposed near the Sardis Road Connector per Gainesville Times, September 21. Corridor infill continues. |
| Fort Mill, SC | Italian EV charger manufacturer bought a Fort Mill building for $28.4M. Walmart site advancing toward warehouse distribution use. |
| Concord / Lake Norman, NC | Board rejected a Lake Norman mega community to loud crowd cheers. Huntersville reviewing townhomes near the Red Line station. |
| Forney, TX | No new Forney-specific data in today's signals. Texas tax-cut commentary only, nothing site-level. |
| Benton, KY | No Benton-specific data today. Kentucky signal was a data center backlash piece from KYUK, not local to Marshall County. |
