| 17.19 million SAAR vehicle sales in August, up 2.58% from 16.757M, against durable goods PCE that fell 1.02% to $2,380.1B. That split is the whole story for garage condos. Units keep rolling off lots and into driveways where HOAs will not tolerate them, even as broader big-ticket spending cools. Commissioners just rejected a Lake Norman mega community to cheers, which tightens residential supply near one of your sites and pushes existing owners toward off-site storage of boats and coaches rather than bigger lots. |

| THE ASSET |
Building permits printed 1,394K in August against 1,433K prior, down 2.72%. Housing starts fell to 1,275K from 1,309K. Total construction spending slipped to $2.1576 trillion from $2.1677 trillion. Read that as fewer new slabs going vertical, which is a supply brake on any product type that competes for the same concrete, steel doors and site crews. A 490 to 1,080 sq ft suite with 20 ft clear and a 14x14 door is a light-industrial shell with a condo map on top. When permit velocity slows, existing inventory of that shell gets scarcer.
Institutional demand for the underlying product remains intact. CIP Real Estate paid $61M for a San Gabriel Valley industrial park. East Bay industrial sites traded for $140 million plus. BREIT lined up a $1.7B CMBS loan against 19M SF of industrial. None of those are garage condos, but they set the cap rate gravity for small-bay. Prologis reported a leasing surge. Boston tenants, per Bisnow, are hesitating on long-term deals, which is the counterpoint.
| NEUTRAL | Supply brake is real, but no garage condo specific absorption or pricing data in today's signals. |
| THE DEMAND |
Total vehicle sales hit 17.19M SAAR in August, up from 16.757M. Consumer sentiment jumped to 55.2 from 49.5, an 11.52% move. Real disposable income rose to $18,122.5B. Unemployment held flat at 4.1%. Those four together say the household balance sheet behind a $60K boat or a second collector car is stable. Durable goods spending is the offset, down 1.02% to $2,380.1B, so the discretionary big-ticket buyer is choosier than a year ago.
The RV channel is active rather than distressed. RVBusiness named its 2026 Top 50 Dealers ahead of a Nov. 11 ceremony in Las Vegas. Thor Motor Coach unveils 2027 diesel models at the Sept. 28 to 30 Elkhart Open House. Gulf Stream and Woodland Park are both showing new product. Trump signed two outdoor recreation executive orders at a Rose Garden dinner and ORR is pushing the America the Beautiful Act. New diesel coaches are exactly the 40-foot units an HOA will not let park in a driveway. We do not have current RV shipment or registration counts in today's feed.
| BULLISH | Vehicle sales, sentiment and income all up; durable goods dip is the only drag. |
| THE CAPITAL |
The 10-year Treasury printed 4.96%, down five basis points from 5.01%. SOFR ticked up to 3.87%. The 10Y-2Y spread widened to 0.25 from 0.20, a 25% move, so the curve is steepening from a flat base. High yield spreads sit at 2.68%, still tight, meaning credit is not pricing distress. CRE loan delinquency at commercial banks fell to 1.53% from 1.56%. That combination is a functioning lending market, not a frozen one.
The friction is on the buyer side. The 30-year mortgage went to 6.95% from 6.76%, up 19 bps in a week. A garage condo purchaser often finances through a small business or SBA channel, not a residential mortgage, but that print tells you what the household cost of capital feels like. On the sponsor side, DWS is liquidating a nontraded REIT after heavy redemptions and Abacus sold its Storage King stake for $285M to pay down debt. Self-storage read-throughs are mixed: JPMorgan cut Extra Space to $153 and raised SmartStop to $34.
| NEUTRAL | Tight spreads and falling delinquency offset by 4.96% tens and rising mortgage cost. |
| THE TAX ANGLE |
Treasury published proposed regulations on September 11 covering information reporting for qualified opportunity funds, plus updated QOF certification and decertification procedures. The mechanic: QOFs would file information returns with the IRS and furnish statements to investors who dispose of their interests, and qualified opportunity zone businesses would furnish statements up the chain. If a garage condo development sits in a designated zone and was capitalized through a QOF, the compliance burden just got more explicit. Paperwork failures are how good deals lose good tax treatment.
Separately, the cost segregation logic on a garage condo unit is straightforward. The building shell depreciates over 39 years as nonresidential real property. But a study can carve out items with shorter lives: the 14x14 overhead door operator, interior electrical serving equipment, dedicated HVAC for a conditioned suite, epoxy floor coating, site lighting and paving. Those land in 5, 7 or 15-year buckets. A Section 179 election may also reach certain qualified improvement property for a business owner-user. Run the numbers with your own CPA. This is general information, not tax advice.
| BULLISH | Clear federal guidance beats ambiguity; short-life carve-outs on garage suites are unusually rich. |
| Buford, GA | No Buford-specific print today. Gwinnett County had a fatal industrial incident Sept. 10 and metro county is building 90 affordable homes. |
| Fort Mill, SC | Italian EV charger manufacturer bought a Fort Mill building for $28.4M. Former Walmart site moving toward warehouse distribution use. |
| Concord / Lake Norman, NC | Commissioners rejected a Lake Norman mega residential community to loud crowd approval. Fewer new large-lot homes, more off-site vehicle storage demand. |
| Forney, TX | No Forney data in today's feed. Only Texas signal is a UNT webpage story from the Dallas Observer, not relevant. |
| Benton, KY | No new Benton or Marshall County data today. Treat western Kentucky lake-region demand as unverified until a local print lands. |
