10Y 4.96% | SOFR 3.87% | Mtg 7.03% | Vehicles 17.19M
17.19 million SAAR vehicle sales in August against a 30-year mortgage at 7.03% is the whole garage condo thesis in two numbers. Households are still buying big durable toys while being locked out of trading up to a house with a four-bay garage. That gap is the demand engine for 490 to 1,080 sq ft owned suites with 20 ft clear and 14x14 doors. Consumer sentiment rebounded to 55.2 from 49.5. Housing starts fell to 1,275K. Fewer new garages, same toys, same HOA rules.

THE ASSET

Housing starts fall while clear height stays scarce

Housing starts printed 1,275K in August, down 2.6% from 1,309K. Permits fell to 1,403K from 1,433K, off 2.09%. Total construction spending slipped to $2.158 trillion from $2.168 trillion. That is the supply side of the garage condo story. Every new tract home that does not get built is a household that does not get a third bay, and the new homes that do get built in Buford, Fort Mill and Lake Norman are not delivering 20 ft clear height or a 14x14 door. Nobody is.

The adjacent industrial print is mixed and instructive. Bisnow reports Boston industrial tenants pausing on long-term deals amid global volatility, and Yahoo Finance flags FedEx lease rollover raising industrial CMBS refi risk. Big-box industrial is a credit story tied to a handful of tenants. A 40-unit garage condo project sold to 40 separate owners is not. Different risk shape entirely. What we do not have today is a clean national rent or price index for the small-bay garage condo product. Nobody publishes one yet.

What it means
Underwrite on replacement cost and door count scarcity, not on big-box industrial rent comps that carry single-tenant credit risk.

BULLISHFalling starts and permits restrict competing private garage supply; product remains structurally unbuilt at scale.
THE DEMAND

Vehicle sales up 2.58 percent, sentiment up 11.5

Total vehicle sales hit 17.19 million SAAR in August, up from 16.757 million, a 2.58% move. Consumer sentiment jumped to 55.2 from 49.5, an 11.52% gain. Real disposable income rose to $18,122.5B from $18,054.9B. Unemployment held flat at 4.1%. People are buying and they feel better about buying. The counterweight is durable goods spending at $2,380.1B, down 1.02% from $2,404.7B. That is the honest tension in this month's data.

The RV channel is active. Forest River launched Forest River Financial Services with Octane and Aven to push consumer financing through its dealer network. Northpoint Commercial Finance is working the 17th Annual Elkhart Open House on floorplan. Encore RV opened a new Topeka production facility. Newmar is shipping a 35th Anniversary Dutch Star. National Powersport Auctions is expanding into wholesale pre-owned RV. Manufacturers do not build financing subsidiaries and new plants into a dying category. Every unit financed needs somewhere to sit that is not a driveway an HOA polices.

What it means
Your end user pipeline is being financed and expanded by the OEMs themselves, even as broad durable goods spend cools 1%.

BULLISHVehicle sales and sentiment both up; OEM financing build-out signals volume confidence despite soft durables.
THE CAPITAL

Ten-year pinned at 4.96 with delinquency easing

The 10-year Treasury sat at 4.96% on September 22, unchanged. SOFR held at 3.87%. The 10Y-2Y spread widened slightly to 0.26 from 0.25. High yield spreads at 2.73%, up five basis points, still historically tight. CRE loan delinquency fell to 1.53% from 1.56%. Nothing here screams stress. It screams expensive and stable, which is a workable regime if your basis is right.

What is clearing is instructive. BREIT is lining up $1.7B in CMBS against a 19M SF industrial portfolio. Globest reports industrial CMBS taking a bigger share of the 2026 market. Basis Industrial pulled a $24M construction loan for self-storage in Wayne, NJ, and a Miami-Dade self-storage project broke ground on $20M. Stepstone tapped CMBS for a self-storage acquisition. Construction lenders are funding small-format adjacent product. The other side: DWS is liquidating a nontraded REIT after heavy redemptions, and JLL just launched a nontraded debt REIT. Capital is rotating, not retreating.

What it means
Debt is available at a price, so underwrite every deal to a 4.96% ten-year and a 7.03% consumer mortgage rather than a cut.

NEUTRALRates high and flat, spreads tight, delinquency improving; construction capital present but selective on sponsor.
THE TAX ANGLE

Opportunity Zone reporting rules tighten for fund investors

The IRS published proposed regulations on September 11, 2026 covering information reporting for Qualified Opportunity Funds. The mechanic: QOFs would file information returns with the IRS and furnish statements to investors who dispose of interests, and qualified opportunity zone businesses would furnish statements up the chain. Translation for a garage condo sponsor or LP in an OZ census tract, and several Southeast flex corridors sit in them, the paperwork burden and the audit trail just got more explicit. If you are holding for the ten-year basis step-up, your fund administrator needs to be current on this.

Separately, a garage condominium owner using the suite for a business has a real cost segregation story. A 490 to 1,080 sq ft suite carries site improvements, specialty electrical, the 14x14 door mechanism and interior finish that can often be reclassified to shorter recovery periods instead of 39-year. That accelerates deductions into early years. The Section 250 proposed regs published August 20 also touch depreciation mechanics, though on export income, not your unit. This is general information, not tax advice. Take it to your CPA.

What it means
If you own a unit in an OZ structure, confirm your fund's reporting workflow against the September 11 proposed regs now.

NEUTRALNew OZ reporting adds compliance load; cost segregation upside for owner-users remains intact and material.
