The Signal

10Y 5.24 | SOFR 3.87 | Durables $2.44T | Sent 51.7
Durable goods spending printed $2,443.6B in August, up $48B or 2.0% month over month, while consumer sentiment fell to 51.7 from 55.2. That split is the whole story for garage condos. The people buying toy haulers, bass boats and second trucks are not the same people answering sentiment surveys. Forest River's XLR brand just crossed 15,000 cumulative retail toy hauler sales. Every one of those units needs 14 feet of door and 20 feet of clear. Housing starts fell to 1,275K, so new garages are not getting built to absorb them.

THE ASSET

Starts Fall While Construction Spending Grinds Higher

Housing starts dropped to 1,275K in August from 1,309K, down 2.6%. Permits fell to 1,403K from 1,433K, down 2.1%. Fewer new homes means fewer new three-car garages entering the stock, and the homes that do get built are going up in HOA-governed subdivisions that ban the exact vehicles our end users own. That is the supply side of the demand equation and it is tightening.

On the cost side, total construction spending rose to $2.2031 trillion from $2.1845 trillion, up 0.85% in a single month. Vertical cost is not falling. For a 490 to 1,080 sq ft suite with 20 ft clear and a 14x14 door, the premium over a standard 16 ft clear shell is real steel and real concrete. Industrial production sat essentially flat at 103.07 versus 103.05, so tenant-side industrial demand is stable rather than expanding. We do not have a garage condo specific absorption index. Anyone quoting one is making it up.

What it means
Replacement cost is rising faster than new garage supply, which supports existing basis but compresses margin on anything you break ground on now.

NEUTRALSupply tightening and replacement cost rising, but build economics squeezed by 0.85% monthly cost gain.
THE DEMAND

Toy Hauler Milestone Meets Weakening Consumer Sentiment

Forest River announced XLR Toy Haulers passed 15,000 cumulative retail unit sales. A toy hauler is a garage on wheels that then needs a garage to live in. Encore RV is shipping three adventure trailer models to Overland Expo East October 23 to 25 in Arrington, Virginia. The Route 66 RV Network dealer group meets October 12 to 14 in Colorado Springs. Dealer and OEM activity is not slowing.

The counterweight is the household. Consumer sentiment fell to 51.7 from 55.2, a 6.3% drop. Real disposable income slipped to $18,410.5B from $18,415.4B. Total vehicle sales dropped to 16.378M from 16.98M, down 3.55%. Unemployment ticked to 4.2% from 4.1%. Yet durable goods spending rose 2.0% to $2,443.6B. The high-income buyer is still transacting. The median buyer is not. Garage condo demand skews to the former, but we have no registration-level RV or boat shipment data in today's signals to confirm the split.

What it means
Underwrite to the affluent repeat buyer, not the marginal one, and expect slower sell-out velocity in units priced for the median household.

NEUTRALDurables up 2.0% but sentiment down 6.3% and vehicle sales down 3.55%.
THE CAPITAL

Ten-Year At 5.24 With Mortgage Spread Blowing Out

The 10-year Treasury eased to 5.24% from 5.29%. SOFR fell to 3.87% from 3.90%. Both helpful at the margin. But the 30-year mortgage jumped to 7.28% from 7.03%, a 25 basis point move in one week and a 3.56% relative increase. That matters because a meaningful share of garage condo buyers finance the purchase against home equity or a comparable consumer-adjacent product. The spread over the 10-year is widening, not compressing.

High yield spreads widened to 3.24% from 3.12%. CRE loan delinquency improved to 1.53% from 1.56%. The 10Y-2Y spread sits at 0.45%, barely positive. Institutional industrial credit is wide open: BREIT is lining up a $1.7B CMBS loan against a 19M SF industrial portfolio, Blackstone's UK industrial CMBS swelled to £1 billion on demand, and Structured Credit Investor reports industrial outdoor storage now clearing in CMBS as investor appetite grows. That IOS print is the closest institutional validation small-bay flex has.

What it means
Cheap institutional industrial debt exists but is not reaching single-suite buyers at 7.28% mortgage rates, so sell-through will lean on cash and SBA.

NEUTRALBase rates easing, but mortgage and high yield spreads widening against the buyer.

Opportunity Zone Reporting Rules Just Got Updated

The Federal Register published a correction on September 28, 2026, to "Information Reporting Regarding Qualified Opportunity Zones and Updated Qualified Opportunity Fund Certification and Decertification Procedures." If you hold or are forming a QOF, the certification and decertification mechanics and the information reporting burden have been revised. Read the actual document before your next filing. The correction notice is docket C1-2026-18574.

Here is the mechanic that matters for a garage condominium. A QOF must hold qualified opportunity zone business property, and for existing buildings that generally means substantial improvement: you must double the adjusted basis of the structure within 30 months, excluding land. Ground-up construction in a zone sidesteps that test. A 490 to 1,080 sq ft suite built new inside a designated tract can qualify, and the 20 ft clear structure carries a high ratio of improvement cost to land. Separately, a cost segregation study on a completed suite typically reclassifies site work, paving and certain electrical into 5 and 15 year lives. This is general information, not tax advice. Talk to your CPA.

What it means
If you are in a QOF, the September 28 correction changes your reporting and decertification path and needs a read this week.

NEUTRALRule clarification, not a benefit expansion; compliance burden shifts, economics unchanged.
