| Durable goods spending hit $2,443.6B in August, up 2.0% and $48B in a single month, while consumer sentiment fell to 51.7, down 6.3%. That split is the entire thesis for small-bay flex. The household buying a toy hauler, a wake boat or a fourth collector car is not the household answering the sentiment survey. Forest River's XLR brand just crossed 15,000 cumulative retail toy hauler sales. Those rigs do not fit a suburban garage or an HOA driveway. They need a 14 ft door and 20 ft of clear. |

| THE ASSET |
Total construction spending printed $2,203,129M in August, up 0.85% month over month, while permits fell to 1,403K (down 2.1%) and starts to 1,275K (down 2.6%). Read that as a split screen. Vertical cost is still grinding higher while the residential pipeline that creates new garage-deprived households cools. For anyone pricing a 40 to 60 unit garage condo building at 20 ft clear with 14x14 doors, steel, slab and door hardware are most of the budget, and none of those got cheaper this month.
The cleanest comps are industrial, not storage. BREIT lined up a $1.7B CMBS loan against a 19M SF industrial portfolio, Blackstone's industrial CMBS deal swelled to £1B on demand, and Structured Credit Investor reported industrial outdoor storage now clearing in CMBS as investor appetite grows. IOS and small-bay flex share the same logic. Low capex, land heavy, the user supplies the contents. Self-storage sits adjacent only. No public per foot garage condo sale comp exists in today's signal set. Anyone quoting one is estimating.
| NEUTRAL | Costs still rising, permits falling, strong industrial credit comps but no direct pricing data. |
| THE DEMAND |
Forest River announced XLR Toy Haulers passed 15,000 cumulative retail unit sales. That is the single best proxy for a 1,080 sq ft bay. A toy hauler owner typically also owns the side by side or the bikes that live in the garage of the trailer, so one buyer drives two storage problems. Durable goods spending at $2,443.6B, up 2.0%, says the high end of that buyer is still transacting. Total vehicle sales at 16.378M, down 3.55%, and unemployment at 4.2% say the broad consumer is not.
The event calendar is live. Route 66 RV Network dealers meet Oct 12 to 14 in Colorado Springs. Encore RV and Bumgarner head to Overland Expo East Oct 23 to 25 in Arrington, Virginia, with adventure trailers. Overlanders are garage condo users. Trade Only reported US fishing participation at a record high, which supports the boat side. No HOA or municipal parking ordinance data appeared in today's feed, so treat that driver as unmeasured this week rather than absent.
| BULLISH | Durable goods up $48B and 15,000 XLR units outweigh soft sentiment and vehicle sales. |
| THE CAPITAL |
The 10 year sits at 5.24%, down 5bp, SOFR at 3.87%, down 3bp, and the 10Y/2Y curve at plus 45bp. High yield widened 12bp to 3.24%. CRE loan delinquency improved to 1.53% from 1.56%. The number that actually bites garage condo sponsors is the 30 year mortgage at 7.28%, up 25bp in a week. Many unit buyers finance the purchase against home equity or a personal balance sheet shaped by that rate. Cheap floating debt for the developer, expensive fixed debt for the customer.
What is clearing is institutional industrial. BREIT's $1.7B SASB, Blackstone's £1B UK industrial deal, and industrial SASB gaining issuance share all point the same direction. IOS entering CMBS is the most relevant tell for small-bay flex, because it proves the ratings market will underwrite land heavy, low finish product. Equity is moving too, with SmartStop committing $140M across Canada and the US by year end. Counterweight: Prime Group agreed to $20.5M in SEC penalties tied to a self-storage acquisition fund. Disclosure hygiene is now priced.
| NEUTRAL | Short rates easing and industrial paper clearing, offset by wider spreads and costlier household credit. |
| THE TAX ANGLE |
The Federal Register published a correction on Sept 28 covering information reporting for Qualified Opportunity Zones and updated QOF certification and decertification procedures. Practical read for a garage condo owner: QOZ treatment only matters if your parcel sits inside a designated zone and the fund clears the substantial improvement test. Most Storage Caves style sites in Buford, Fort Mill, Concord, Lake Norman, Forney and Benton are suburban or exurban and were never zone designated. Verify the tract before anyone builds a QOZ story around a bay.
The mechanic that applies to almost every owner is cost segregation. You buy a deeded box inside a larger building. If that unit is used in a trade or business or rented out, the shell depreciates over 39 years, but a study can carve out door operators, dedicated power, lighting, mezzanine and allocated exterior site work into 5, 7 and 15 year lives. Storing your own boat is personal use and generates no depreciation at all. The use case drives the deduction. General information, not tax advice. Run it with your CPA.
| NEUTRAL | QOZ guidance is administrative; cost segregation value depends entirely on business versus personal use. |
| Buford, GA | Costco plans another Gwinnett County store and GCPS is redistricting. Rooftop growth keeps feeding the Buford RV and boat owner base. |
| Fort Mill, SC | Moratorium expired Oct 1. Warehouse rezoning opposition and a Walmart traffic study mean an open but heavily scrutinized entitlement window. |
| Concord / Lake Norman, NC | Commissioners rejected a rezoning for a home community near Lake Norman. Fewer new private garages, tighter existing supply. |
| Forney, TX | No Forney or Kaufman County signal today. Watch DFW industrial starts and vehicle sales, now 16.378M, down 3.55%. |
| Benton, KY | No Benton or Marshall County data in today's feed. Record US fishing participation is the closest relevant adjacent read. |
