| Durable goods spending hit $2,443.6B in August, up $48B or 2.0% in a single month, while consumer sentiment fell to 51.7 and vehicle sales dropped to 16.38M. That split matters. Households are still buying big objects even as they feel terrible and skip the new car. Boats, side-by-sides, trailers and project cars are the things that get bought and then need a 14x14 door and 20 ft of clear height. Small-bay flex demand tracks the durable goods line, not the sentiment line. Watch the gap. |

| THE ASSET |
Total construction spending printed $2.203T in August, up 0.85% from $2.184T, while building permits fell to 1,403K from 1,433K and housing starts dropped to 1,275K from 1,309K. Read those together. Vertical costs are not deflating, but residential competition for trades, concrete and steel in Sun Belt submarkets is easing. For a garage condo developer putting up 490 to 1,080 sq ft suites with 20 ft clear and 14x14 doors, that is the useful combination: a slightly looser subcontractor market without a collapse in the general contracting base.
The adjacent industrial comps are firm. Blackstone sold a Fort Lauderdale industrial asset for $57M and its UK industrial CMBS swelled to £1B on demand. Hampshire closed construction financing on a 41,000 sq ft Meadowlands industrial project. Self-storage broke ground in Miami-Dade on a $20M construction loan. Institutional capital still underwrites boxes with doors. What we do not have today is a published national cap rate or absorption series for garage condominiums specifically. That data gap is real and worth saying out loud.
| NEUTRAL | Costs flat, industrial comps firm, but no garage condo specific pricing series exists |
| THE DEMAND |
Durable goods spending at $2,443.6B is the number to anchor on, up 2.0% month over month. Against that, consumer sentiment at 51.7 is down 6.34% and real disposable income slipped to $18,410.5B. Unemployment ticked to 4.2% from 4.1%. Total vehicle sales fell 3.55% to 16.378M. The household is cautious on the daily driver and still spending on the toy.
The RV channel supports that. Tiffin Motorhomes just completed its 1,000th Adventure Van build, citing growth in the lineup. Alliance launched the ultra-luxury Aurum 38FB. Camping World's exec team went on record as optimistic in the RVBusiness Dealer Guide. Dexter debuted new stability hardware at the Elkhart Open House with KZ and Keystone. On the water side, Seattle Boat Co. acquired a dealership and U.S. fishing participation hit a record high. Every one of those units is 30 to 45 feet long and illegal to park in most HOA driveways. We do not have current unit shipment counts in today's signals, only product and channel activity.
| BULLISH | Durables +$48B and active RV and marine product pipeline outweigh soft sentiment print |
| THE CAPITAL |
The 10-Year Treasury printed 5.22%, down from 5.28%. SOFR eased to 3.87%. The 10Y-2Y spread compressed to 0.44 from 0.47. High yield spreads widened slightly to 3.15% from 3.09%. The 30-year mortgage went the other way, up 12bps to 7.40%. CRE loan delinquency improved to 1.53% from 1.56%. Translation: the risk-free side is drifting lower, the credit side is getting marginally pickier, and the consumer borrowing cost is rising.
Construction lending is clearing for the right story. Hampshire got a construction loan on 41,000 sq ft in the Meadowlands. A Miami-Dade self-storage ground-up closed $20M. BREIT is working a $1.7B industrial CMBS loan and industrial CMBS took a bigger share of issuance in 2026. The caution flags are also visible. Bank OZK stock fell after analysts flagged a $915M loan, and Bisnow reported that bridge loans are delaying CRE's reckoning. For garage condo sponsors, the practical read is that bank appetite exists for small, low-leverage, pre-sold phases, not for speculative multi-phase takeouts.
| NEUTRAL | Treasury easing offset by wider HY spreads, 7.40% mortgage and visible bridge loan stress |
| THE TAX ANGLE |
On September 28, 2026, the Federal Register published a correction to "Information Reporting Regarding Qualified Opportunity Zones and Updated Qualified Opportunity Fund Certification and Decertification Procedures." If you hold or sponsor a garage condo project inside a designated zone, this is the compliance plumbing: how a Qualified Opportunity Fund certifies, what it reports annually and how it gets decertified. Decertification is the part people ignore. Lose QOF status and the deferral and step-up benefits you underwrote go with it.
Separately, the mechanic most garage condo buyers actually use is cost segregation. A suite is not one 39-year asset. An engineer-led study can carve out the 14x14 overhead door operator, interior finishes, dedicated electrical, site paving and landscaping into 5, 7 and 15 year lives. Those shorter-life components are what bonus depreciation and Section 179 can attack. The owner who uses the suite for a business, not just personal storage, has a materially different Section 179 analysis than the hobbyist. This is general information, not tax advice. Run it with your CPA before you file.
| NEUTRAL | Reporting clarity helps QOF sponsors but adds annual compliance burden and decertification risk |
| Buford, GA | No new Buford signal. Gwinnett County Public Schools redistricting plan published Sept 23 is the nearest household-level datapoint. |
| Fort Mill, SC | Development moratorium ended Oct 1. A 270K sq ft project won approval Oct 7 despite opposition. Silfab Solar nears full operations. |
| Concord / Lake Norman, NC | Commissioners rejected a rezoning for a home community near Lake Norman on Sept 22. Residential supply constraint, not flex supply. |
| Forney, TX | No Forney-specific signal in today's feed. Texas demand read is inferred from national durable goods, not local permits. |
| Benton, KY | No Benton signal today. Nearest proxy is national construction spending at $2.203T and the record U.S. fishing participation print. |
We map capital sources across private lenders, family offices and funds, and run cost segregation studies for owners of qualifying commercial property.
