| STILLINGER CAPITAL | Small-Bay Flex & Garage Condo October 14, 2026 |
| Durable goods spending hit $2,443.6B in August, up $48B or 2.0% in a single month, while consumer sentiment fell to 51.7 from 55.2. That split is the whole story for small-bay flex. The people buying boats, trailers, collector cars and powersports equipment are not the people answering sentiment surveys. Garage condo demand tracks the top of the durable goods curve, not the median household. With the 10Y at 5.24% and 30-year mortgage at 7.40%, the cost of capital is punishing. But end-user buyers of 490 to 1,080 sq ft suites are frequently paying cash or using SBA paper, not agency debt. |

| THE ASSET |
The physical spec is what separates this from everything else. A 490 to 1,080 sq ft suite with roughly 20 ft clear and a 14x14 door houses a 40 ft diesel pusher, a stacked car lift, or a wakeboat on a trailer. Standard flex at 16 ft clear cannot. Standard self-storage at 8 to 10 ft clear is not in the conversation. That vertical spread is not easily retrofitted, which is why new supply arrives slowly even when land is available.
Construction spending printed $2,203,129M in August, up 0.85% month over month, while housing starts fell 2.6% to 1,275K and permits dropped 2.09% to 1,403K. Residential builders are pulling back. That frees up subcontractor capacity and concrete crews in exactly the Southeast submarkets where Storage Caves operates. Industrial capital remains aggressive at scale: Investcorp paid $76.5M for a Massachusetts industrial portfolio, and BREIT is nearing a $1.7B CMBS loan on industrial. None of that institutional money is chasing 800 sq ft condo suites. That gap is the opportunity.
| BULLISH | Residential slowdown frees build capacity; institutional capital ignores the small-bay size bracket entirely. |
| THE DEMAND |
Durable goods spending reached $2,443.6B in August, a $48B monthly gain. Total vehicle sales fell 3.55% to 16.378M SAAR in September and unemployment ticked to 4.2%. Real disposable income was flat at $18,410.5B. Read that honestly: the broad consumer is tired, but durable goods outlays are still climbing. RV and marine trade activity backs it up. Mercedes-Benz started Marco Polo camper van production at Ludwigsfelde, its first fully in-network build in 40 years. Seattle Boat Co. acquired another dealership. Blue Water Index closed a $2M seed round. US fishing participation hit a record high.
RVDA just named 27 manufacturers to its 2026 Quality Circle Awards off the 32nd annual Dealer Satisfaction Index. Dealers are still ordering. What we do not have in today's signals is a hard RVIA shipment number or a Hagerty collector car index print, so do not underwrite off assumed appreciation. What we can say: the toys exist, HOAs still ban them from driveways, and a 14x14 door solves that.
| NEUTRAL | Durables strong, sentiment weak at 51.7; shipment data absent from today's signals. |
| THE CAPITAL |
The 10Y printed 5.24% on October 9, up from 5.22%. SOFR sits flat at 3.89%. The 10Y-2Y spread is positive at 0.42, so the curve is normal, not inverted. High yield spreads widened slightly to 3.16% from 3.11%, still historically tight. CRE loan delinquency actually improved to 1.53% from 1.56%. Credit is not broken. It is just expensive.
Construction lending is clearing for the right sponsor and the right size. JLL arranged a $20M construction loan for a Fort Lauderdale self-storage development. Hampshire landed construction debt on a 41,000 sq ft Meadowlands industrial project. A separate Miami-Dade self-storage broke ground on $20M. Those are adjacent comps, not our asset, but they tell you lenders will fund small industrial product. Meanwhile Blackstone's UK industrial CMBS swelled to £1B on strong demand and industrial CMBS is gaining share via SASB structures. Big industrial has deep capital markets. Garage condos do not, which is precisely why the condo sale model that retires basis unit by unit matters.
| NEUTRAL | Credit open and delinquency falling, but 5.24% ten year caps leverage math hard. |
| THE TAX ANGLE |
Buy a garage condominium and you own real property with an unusual composition. A typical 800 sq ft suite is not a building with offices and HVAC zones. It is slab, shell, a 14x14 insulated overhead door with operator, electrical rough-in, lighting, and often a mezzanine. A cost segregation study carves that purchase price into 5-year personal property, 15-year land improvements, and 39-year structure. The door operator, dedicated outlets, specialty lighting and any interior finish typically land in the short-life buckets. Land improvements like asphalt drive aisles, fencing, gates and site lighting go to 15 years.
If you use the suite in a trade or business, Section 179 may apply to qualifying property up to statutory limits. Separately, Treasury published updated Qualified Opportunity Fund certification and decertification procedures plus new QOZ information reporting on September 28, 2026 in the Federal Register. If a site sits in a designated zone, those compliance mechanics changed. Verify the tract. This is general information, not tax advice. Run it past your CPA.
| BULLISH | Short-life component share is high relative to purchase price; QOZ reporting rules newly updated. |
| Buford, GA | No direct signal. Gwinnett County Public Schools redistricting plan dated Sept 23 is the only local item moving. |
| Fort Mill, SC | Development moratorium ended Oct 1. A 270K sq ft project won approval Oct 7 over resident opposition. |
| Concord / Lake Norman, NC | No new data today. Watch TikTok's Georgia warehouse lease as a regional industrial absorption read. |
| Forney, TX | No Forney-specific signal today. Texas exposure rides national durable goods at $2,443.6B. |
| Benton, KY | No new data today. Record US fishing participation is the relevant demand proxy for Kentucky Lake. |
