| STILLINGER CAPITAL | Small-Bay Flex & Garage Condo October 19, 2026 |
| Durable goods spending printed $2,443.6B in August, up $48B or 2.0% in a single month, while consumer sentiment fell to 51.7 and vehicle sales dropped to 16.38M SAAR. That split matters for small-bay flex. The buyer of a 1,080 sq ft garage suite is not a median consumer. He already owns the boat, the coach, the two collector cars. Durable goods dollars keep rising even as sentiment craters, which tells you the top-decile household is still buying hard assets that need 20 ft of clear height and a 14x14 door. |

| THE ASSET |
Prologis flagged a development and sales slowdown amid volatility on October 15. That is the single most useful supply datapoint for anyone underwriting a 490 to 1,080 sq ft garage suite. When the largest industrial developer in the world slows starts, the subcontractor queue shortens and the tilt-wall and steel bidding environment loosens for everyone building 20,000 to 60,000 sq ft of small-bay product. Total construction spending still ran $2.203T in August, up 0.85% month over month, so costs are not collapsing. They are just getting less competitive for labor.
Residential supply is the other side. Building permits fell to 1,403K and housing starts to 1,275K in August, down 2.09% and 2.60%. Fewer new homes means fewer new three-car garages, and the homes that do get built in Buford, Fort Mill and Lake Norman come with HOA covenants that ban the RV in the driveway. Self-storage as adjacent comp: Big Yellow is under shareholder pressure to sell and delist in London. Institutional patience with commodity storage is thinning. Owner-occupied garage condo is a different product with a different buyer.
| BULLISH | Slowing industrial starts and falling housing permits restrict new competing garage supply near term. |
| THE DEMAND |
Durable goods spending hit $2,443.6B in August, a $48B monthly jump. Consumer sentiment went the other way, 55.2 to 51.7, down 6.34%. Total vehicle sales slid to 16.378M from 16.98M, off 3.55%. Unemployment ticked to 4.2%. Read those together and you get a bifurcated buyer. The garage condo purchaser is funding a toy and a workspace out of balance sheet, not out of monthly cash flow sentiment.
The recreational channel is still producing. Gulf Stream Coach reported retail transactions at least doubling year over year at the 2026 Hershey RV Show despite lower overall attendance and what the company itself called challenging industry conditions. Fewer bodies, more closers. MDC USA launched the XT22HRT off-grid camper and Awaken RV announced a manufacturing collaboration with Baymont Composites, both on October 19. Land 'N' Sea, the Brunswick distribution arm, opens its dealer show October 21 in Las Vegas. What we do not have today is a current RVIA shipment number or a Hagerty collector car index print. Do not assume direction on either.
| NEUTRAL | Durable goods and dealer activity strong; sentiment, vehicle sales and employment all deteriorating simultaneously. |
| THE CAPITAL |
The 10-year printed 5.10% on October 15, down nine basis points from 5.19%. SOFR sits at 3.88%. The 10Y-2Y spread widened to 0.35 from 0.33. High yield spreads pushed out to 3.31% from 3.23%, a 2.48% move. Thirty-year mortgage flat at 7.40%. A positively sloped curve with a 5-handle long end is a specific regime. Construction floating debt is priced off the short end and is cheaper than the permanent takeout. That rewards build-and-sell condo structures over build-and-hold.
CRE loan delinquency at banks sat at 1.53%, down from 1.56%. That is still benign. The pressure point is the Newmark number: $179B in low-rate real estate loans facing refinancing risk. Capital that gets trapped defending 2021 vintage multifamily and office basis is capital not chasing small-bay flex. Meanwhile Investcorp paid $76.5M for a Massachusetts industrial portfolio and Michelin paid $151M for an Illinois facility, so institutional industrial is still clearing at size. No garage condo specific debt pricing in today's signals.
| NEUTRAL | Curve steepening helps construction debt; 5.10% long end and $179B refi wall offset. |
| THE TAX ANGLE |
The Federal Register published a correction on September 28, 2026 covering information reporting for Qualified Opportunity Zones plus updated QOF certification and decertification procedures. If you hold a garage condo project inside a QOF, the compliance burden just got more specific. Certification is no longer a one-time self-election you forget about. Decertification procedures mean the IRS has a defined path to strip the designation, and that is a real risk to the ten-year basis step-up a QOF investor is underwriting toward. Read the actual document before your next filing.
Separately, the mechanic most garage condo owners underuse is cost segregation. A 1,080 sq ft suite is not one 39-year asset. The 14x14 overhead door and its opener, the dedicated electrical runs, the interior lighting, the epoxy flooring, site paving and landscaping can often reclassify to 5, 7 or 15-year lives. On an owner-user suite held in an operating entity, that pulls deductions forward dramatically in year one. This is general information, not tax advice. Run it with your CPA against your own facts.
| NEUTRAL | New QOZ reporting adds compliance load; cost segregation upside unchanged and still widely unused. |
| Buford, GA | Gwinnett broke ground on a pantry warehouse Sept 25 and GCPS redistricting is live. No garage condo prints. |
| Fort Mill, SC | Development moratorium ended Oct 1. A 270K sq ft project won approval Oct 7 over opposition. Entitlement window open. |
| Concord / Lake Norman, NC | No new data today. Watch Cabarrus and Iredell permitting against the national 1,403K permit print. |
| Forney, TX | No Forney or Kaufman County signals in today's feed. Nothing to report honestly. |
| Benton, KY | No Marshall County data today. Lake Barkley and Kentucky Lake boat demand remains the untracked driver. |
