| STILLINGER CAPITAL | Small-Bay Flex & Garage Condo October 23, 2026 |
| Durable goods spending hit $2,443.6B in August, up $48B or 2.0% in a single month, while consumer sentiment collapsed to 48.1 from 51.7 and vehicle sales fell to 16.378M SAAR. That divergence is the whole story for garage condos. The marginal buyer of a 490 to 1,080 sq ft suite already owns the boat, the coach, the two collector cars. Sentiment surveys measure the median household. Durable goods outlays measure who is actually writing checks. The second group is still spending. Underwrite to them. |

| THE ASSET |
Housing starts printed 1,221K in September, down 67K or 5.2% from 1,288K. Permits slipped to 1,400K from 1,403K. Residential subcontractors are losing backlog. That matters because garage condo shells compete for the same concrete crews, steel erectors and overhead door installers as production homebuilders. When starts drop 5% in a month, bid coverage improves on 20 ft clear tilt-up and pre-engineered metal boxes. Total construction spending still rose to $2.2032T in August, up $18.7B, so aggregate volume has not cratered. The mix is shifting.
Industrial production hit 103.95 in September, up 0.66%. Small-bay tenants who run contracting, landscaping, e-commerce fulfillment and equipment repair out of 1,000 sq ft are tied to that index, not to office absorption. On the comp side, the public self-storage read stayed flat: RBC reiterated Sector Perform on Public Storage on October 23. Treat that as a ceiling signal for commodity storage, not a read on owner-occupied garage product, which prices off residential comps and scarcity rather than street rate per square foot.
| NEUTRAL | Softer starts help construction cost; flat storage comps give no pricing tailwind. |
| THE DEMAND |
Durable goods spending reached $2,443.6B in August, a $48B monthly gain. That is the single cleanest proxy in this dataset for garage condo demand, because RVs, boats, side-by-sides and collector cars all sit inside that line. Against it, consumer sentiment printed 48.1, down 6.96%, total vehicle sales fell 3.55% to 16.378M, real disposable income slipped $4.9B to $18,410.5B, and unemployment ticked to 4.2% from 4.1%. The mass consumer is pulling back. The high-net-worth toy buyer is not, at least not yet in the durables number.
On the industry side, Winnebago is adding Jay L. Johnson to its board ahead of the December annual meeting, and the RVDA Convention/Expo is running dealer education sessions. Neither tells you unit shipments. We do not have current RVIA wholesale shipment data, RV registrations, Hagerty collector car index values or powersports retail in today's feed. Do not model absorption off sentiment headlines. Model it off the durables line and off local HOA enforcement, which we also cannot measure here.
| NEUTRAL | Durables spending strong; sentiment, vehicle sales and income all negative. Mixed signal. |
| THE CAPITAL |
The 10-year Treasury closed at 5.13% on October 21, up a basis point. SOFR sits at 3.90%, up two beats. The 10Y-2Y spread narrowed to 0.31% from 0.32%. High yield spreads widened to 3.40% from 3.27%, a 3.98% move, which is the most interesting print in the set. Credit is getting choosier at the margin even as the curve stays positively sloped. For a garage condo developer, that means construction debt priced over SOFR is cheaper than permanent debt priced off the 10Y. The exit, not the build, is where the math breaks.
Some relief elsewhere: the 30-year mortgage fell to 7.32% from 7.40%, and CRE loan delinquency ticked down to 1.53% from 1.56%. Banks are not in crisis. But Bisnow reports distressed sales surged 26% on multifamily discounts, and Globest notes Blackstone could not sell out of a 2021 multifamily loan in time. Separately, investors have accused the Broadstreet fund of a Ponzi-like operation. Expect LP diligence on sponsor track record to get sharper, not looser.
| BEARISH | 10Y at 5.13%, HY spreads widening 13bps, distressed sales up 26%. |
| THE TAX ANGLE |
Two signals converge. Financial Planning reports Opportunity Zone 1.0 begins its expiration process at year end, and Mondaq published "QOZ 2.0 Is Coming. Are You Ready?" on October 23. Behind both sits a Federal Register item dated September 28, 2026 covering information reporting for Qualified Opportunity Zones and updated QOF certification and decertification procedures. Translation: the reporting burden on fund-level QOZ structures is being formalized while the original program winds down. If a garage condo project sits inside a designated zone, the certification and decertification mechanics now in the Register govern whether the shelter actually holds.
For the individual suite owner, the more usable mechanic is cost segregation. A garage condominium is not one 39-year asset. A cost seg study typically carves out site work, paving, exterior lighting, security systems and certain interior components into 5, 7 and 15-year lives, which then become eligible for accelerated or bonus treatment depending on the year placed in service. Business-use owners may also look at Section 179. None of the signals here quantify a current bonus percentage, so confirm the rate for your placed-in-service year. General information only, not tax advice. Talk to your CPA.
| BULLISH | Cost seg mechanics intact; QOZ 2.0 pending with new Federal Register certification procedures. |
| Buford, GA | No direct Buford data. Nearest signal is a new luxury hotel in Lawrenceville, a Gwinnett County capital formation datapoint. |
| Fort Mill, SC | Development moratorium ended; 270K sq ft project approved despite opposition; residents still fighting a proposed warehouse rezoning. |
| Concord / Lake Norman, NC | Town board approved dozens of Lake Norman townhomes near a future train stop. Townhomes mean no garages. |
| Forney, TX | No new Forney or Kaufman County signal in today's feed. Watch Dallas eastside industrial permitting. |
| Benton, KY | No new Benton or Marshall County signal today. Kentucky Lake boating demand remains unmeasured in this dataset. |
We map capital sources across private lenders, family offices and funds, and run cost segregation studies for owners of qualifying commercial property.
