The Signal

10Y 4.96% | SOFR 3.90% | Durables $2.44T | Sent 48.1
Consumer sentiment printed 48.1 in September, down 6.96% from 51.7, yet durable goods spending hit $2,443.6B in August, up 2% month over month. That gap is the whole garage condo thesis. People say they feel terrible and keep buying the boat, the side-by-side, the dually. Units get bought by owners who already hold the toy, not by renters shopping a rate sheet. Total vehicle sales slipped to 16.378M from 16.98M, so watch replacement cycles. The durable goods print is the number that funds absorption.

THE ASSET

Twenty feet of clear height is the moat

Start with what the product physically is, because the spec is the business. A 490 to 1,080 sq ft suite with roughly 20 ft clear and a 14x14 door takes a 40 ft Class A diesel or a stacked lift with a boat underneath. A standard flex bay at 16 ft clear does not. That single dimension is why this is not self-storage and why a drive-up 10x30 is not a comp.

Supply context: construction spending ran $2,203,129M in August, up 0.85%, while housing starts fell to 1,221K from 1,288K, down 5.2%, and permits slipped to 1,400K. Vertical cost is not falling, but residential subs are freeing up, which historically softens bids on tilt-up and PEMB shells. Industrial production at 103.95, up 0.66%, says the small business tenant base is still producing. Adjacent comp only: JLL placed a $20M construction loan on a Fort Lauderdale self-storage development, so lenders still fund ground-up storage product.

What it means
If you own a 20 ft clear suite, your real competition is a buildable lot, not the storage facility down the road.

BULLISHClear height spec is scarce; residential slowdown may ease subcontractor pricing on shells.
THE DEMAND

Durable goods up two percent, sentiment near lows

Durable goods spending reached $2,443.6B in August, a 2% gain. Consumer sentiment sits at 48.1, down 3.6 points. Real disposable income was essentially flat at $18,410.5B, off 0.03%. Unemployment ticked to 4.2% from 4.1%. Read that stack honestly: the mass consumer is unhappy, the durable goods buyer is still transacting. Garage condo buyers skew toward the second group, owners with equity and a vehicle that cannot sit in a 7,000 sq ft lot driveway.

The RV channel is in planning mode, not panic. Winnebago is nominating Jay L. Johnson to its board ahead of the December annual meeting. RVDA convention programming is set, and Victron is running installer training in Denver November 5-6. Marine shows the same consolidation pattern: Hewes Marine announced a sale, private equity acquired Burgess. Total vehicle sales fell to 16.378M from 16.98M, down 3.55%, the one line that argues for caution. We do not have current RV shipment or collector car index data in today's signals. Say unknown rather than guess.

What it means
Underwrite to owners who already hold the asset, not to new-unit buyers chasing a 7.32% financing environment.

NEUTRALDurables strong, sentiment and vehicle sales weak. Mixed, not deteriorating.
THE CAPITAL

Ten-year drops 17 basis points, high yield widens

The 10-year Treasury printed 4.96% on October 22 against 5.13% prior, a 17 basis point move down and 3.31% lower. SOFR nudged up to 3.90% from 3.88%. The 10Y-2Y spread held flat at 0.31%. High yield spreads widened to 3.40% from 3.27%, up 3.98%. Translation: the risk-free curve gave you something back while credit quietly asked for more. Thirty-year mortgage fell to 7.32% from 7.40%, which matters because many individual suite buyers benchmark personal borrowing costs off that headline.

CRE loan delinquency sits at 1.53%, down from 1.56%. That is the calm surface. Underneath, Bisnow reports distressed sales surged 26% on multifamily discounts, Blackstone wrote down real estate values while staying bullish on data centers, and even Blackstone could not sell out of a 2021 multifamily loan in time. Apollo is buying a majority stake in a $2B UDR portfolio. Capital is rotating, not retreating. Venu closed a $60M sale-leaseback in McKinney, which tells you structured single-asset deals still clear.

What it means
Lock quotes against the 4.96% print but underwrite the 3.40% high yield widening as your downside case.

NEUTRALBase rate relief offset by wider credit spreads and visible institutional writedowns.
THE TAX ANGLE

QOZ 2.0 rules are moving, read the Federal Register

The Federal Register published Information Reporting Regarding Qualified Opportunity Zones and Updated Qualified Opportunity Fund Certification and Decertification Procedures on September 28, 2026. Mondaq followed with QOZ 2.0 Is Coming. Are You Ready. The plain-language version: the IRS is tightening who must report what, and how a fund gets certified or decertified. If you are holding a gain and thinking about a ground-up garage condo project inside a zone, the compliance paperwork is becoming the gating item, not the deal.

Separately, the mechanic most garage condo owners underuse is cost segregation. A suite is not one 39-year asset. Site work, asphalt, fencing, landscaping and certain electrical and door components can often be reclassified into 5, 7 or 15 year lives. The AOL piece on Warren Buffett's 1971 California beach house makes the companion point: a $150,000 basis against a sale can leave up to $2.7M owed. Basis and holding period drive the outcome. This is general information, not tax advice. Run it with your CPA before you file anything.

What it means
If you bought a suite this year, get the cost seg study scoped before year end, not in April.

BULLISHActive IRS QOZ rulemaking plus cost seg mechanics give owners concrete planning levers.
