The Signal

10Y 4.96% | SOFR 3.92% | Sent 48.1 | Durables $2.44T
Durable goods spending hit $2,443.6 billion in August, up 2.0% in one month, while consumer sentiment collapsed to 48.1. That gap is the entire small-bay flex story. The person storing a boat, a sprinter van build or $400,000 of HVAC inventory keeps buying hard assets even when the survey says they are miserable. Meanwhile the 10-year dropped 17 basis points to 4.96% and CRE delinquency eased to 1.53%. Replacement cost is still rising at $2.203 trillion of construction spending. Demand holds. Debt is loosening. Watch vehicle sales, down 3.55%, for the first crack.

THE ASSET

Starts fell 5.2% but replacement cost keeps climbing

Housing starts printed 1,221K in September, down 5.2% from 1,288K. Permits held near flat at 1,400K, off 0.21%. That is the residential side cooling. Total construction spending still hit $2.203 trillion in August, up 0.85%, and industrial production rose to 103.95, up 0.66%. Translation: the vertical cost of a 20 foot clear shell with 14x14 doors is not falling. If you underwrote steel, concrete and tilt panel pricing two years ago, your replacement cost today is higher. That protects existing stock and punishes late entrants who bid land on stale cost assumptions.

Comps are thin and I will not pretend otherwise. There is no national price per square foot index for garage condominiums, and no public absorption series. What we do have is adjacent: JLL closed a $20M construction loan for a Fort Lauderdale self storage development, and Hampshire landed construction debt on a 41,000 square foot Meadowlands industrial project. Forty one thousand feet is roughly 40 to 80 suites at 490 to 1,080 feet. Lenders are funding small footprint industrial. That is the read through.

What it means
If you own a finished suite, rising replacement cost is doing quiet work on your basis while new supply underwrites harder.

NEUTRALCost floor supportive, residential starts soft, no direct garage condo pricing data available today.
THE DEMAND

Durable goods up 2% while sentiment hits 48.1

Durable goods spending climbed to $2,443.6 billion in August, up 2.0% in a single month. Consumer sentiment sits at 48.1, down 6.96% from 51.7. Those two numbers disagree, and the disagreement is the thesis. The household buying a $180,000 toy hauler is not the household answering the Michigan survey. Real disposable income was effectively flat at $18,410.5 billion, unemployment ticked to 4.2%, and total vehicle sales fell 3.55% to 16.378 million. Mass market autos soften while durables spend rises. That split favors the upper middle buyer who is the core garage suite customer.

On product, Alliance RV told the Elkhart Open House it is growing retail and taking share despite what executives called challenging industry conditions. Marine is consolidating: Hewes Marine announced a sale and private equity acquired Burgess. Consolidation means units already in the field get held and maintained longer, not scrapped. What is missing today is an RVIA shipment count and a collector car index print. Neither is in this feed. Do not let anyone quote you one.

What it means
Underwrite the durables buyer, not the sentiment headline, but stress test lease up if vehicle sales keep sliding.

NEUTRALDurables spending strong, sentiment and vehicle sales weak, no RV shipment data in feed.
THE CAPITAL

Ten year drops 17bps, industrial CMBS keeps clearing

The 10-year closed at 4.96%, down 17 basis points from 5.13%. The 2s10s spread held at 31 basis points. SOFR crept up two ticks to 3.92%, so floating paper stays expensive against a flat curve. High yield spreads tightened to 3.38%. CRE loan delinquency fell to 1.53% from 1.56%. That is not a distress tape for anything industrial flavored, and the long end moving down 17 basis points in a week is the first real opening for construction takeouts since summer.

Where credit is actually clearing: BREIT lined up a $1.7 billion CMBS loan on a 19 million square foot industrial portfolio, Blackstone's UK industrial CMBS swelled to £1 billion on strong demand, and industrial issuance is gaining share through SASB structures. Bank OZK's real estate book is shrinking faster than planned on a debt flood, which is lender language for competition. Against that, distressed sales surged 26% on multifamily discounts and Two Sigma shuttered its real estate unit. Capital is sorting hard by property type. The retail suite buyer still anchors to a 7.32% mortgage.

What it means
Debt exists for industrial adjacent collateral right now, so the constraint is your sponsor track record, not lender appetite.

BULLISHLong rates down 17bps, spreads tight at 3.38%, delinquency falling, industrial CMBS oversubscribed.
THE TAX ANGLE

New QOF certification rules and cost seg basics

The Federal Register published a correction on September 28, 2026 covering information reporting for Qualified Opportunity Zones plus updated Qualified Opportunity Fund certification and decertification procedures. Plain language: roll a capital gain into a QOF within 180 days and you defer that gain. Hold ten years and your basis in the fund steps to fair market value on exit. Ground up development of a garage condo project inside a designated zone clears the original use test. Buying an existing building instead triggers substantial improvement, meaning you must double your basis in the structure, excluding land, within 30 months. The update tightens paperwork for staying certified and for how a fund gets decertified.

The mechanic most suite owners actually use is cost segregation. A garage condo is not one 39 year asset. Paving, striping, fencing, site lighting and landscaping typically sit in 15 year land improvements. A study splits the basis into those buckets and pulls deductions forward. We do not know which sites, if any, sit in designated zones. This is general information, not tax advice. Run it with your CPA.

What it means
If you closed a suite this year, the cost seg conversation with your CPA should happen before December 31.

NEUTRALQOF rules clarified not expanded; cost segregation remains the practical lever for suite owners.
